Overall, sales volume was steady and average prices were up throughout Walton County in the month of February. The Emerald Coast Association of Realtors (ECAR) reported a total of 250 residential sales in February 2014, down 3 percent from 258 sales in February 2013. Of these, there were 69 vacant lot and land sales, down 12 percent from 78 in February 2013. The average price of all land sales was $231,709, up 5 percent from February 2013ís average of $220,868.  There were 181 home sales, up from 180 in February 2013 with an average price of $476,175, up 13 percent from $422,290. A more detailed breakdown by area follows:



Miramar Beach / Sandestin



There were four vacant lot sales, down from six in February 2013. The average price was up, from $173,833 to $476,500. There were 23 single family and townhome sales, down 12 percent from 26 in February 2013. Condominium sales were also down, with 24 in February 2014 and 39 in February 2013. The prices in both categories were up.  The average price of a single family home was $571,568, up 6 percent from $538,674 in February 2013. Per square foot, the average price was $228, up nearly 11 percent from 206 last year.  In February 2014, the average price of condos was up 36 percent, from $294,049 in February 2013 to $399,777 this year with an average price per square foot of $275, up 16 percent from $237.



30A Area, West of Grayton Beach State Park:



There were 19 vacant lot sales, down from 21 in February 2013. The average price was up 21 percent, from $184,988 to $223,220. There were 11 single family and townhome sales, down from 22 in February 2013. Condominium sales were up, with 8 in February 2014 and 5 in February 2013. The average price of a single family home was $613,960, up 9 percent from $563,701 in February 2013. Per square foot, the average price was $221, up 21 percent from $182 last year.  In February 2014, the average price of condos was down 20 percent, from $490,200 in February 2013 to $394,688 but the average price per square foot was $321, up 22 percent from $264 last February.



30A Area, East of Grayton Beach State Park:



Single family and condominium sales dominated this area, overall up 69 percent from February 2013.  There were 41 single family and townhome sales, up 41 percent from 29 in February 2013. Condominium sales were also up, with 18 in February 2014 and 6 in February 2013. The average price of a single family home was $892,239 up 1 percent from $880,775 in February 2013. Per square foot, the average price was $390, up 27 percent from $306 last year.  In February 2014, the average price of condos was up 43 percent, from $244,342 in February 2013 to $366,892 and the average price per square foot was $311, up 50 percent from $215 last February. There were 17 vacant lot sales, down from 26 in February 2013. The average price was up 17 percent, from $435,628 to $511,582.



South of the Bay, North of Hwy 98 (excluding Sandestin):



Sales were up for all property types in this area. There were 15 vacant lot sales, up from 14 in February 2013. The average price was up, from $31,714 to $49,330. There were 27 single family and condominium sales, up 12 percent from 24 in February 2013. The average price of a home was $248,824, up 26 percent from $198,026 in February 2013. Per square foot, the average price was $120, up 15percent from $104 last year. 



Freeport to Niceville:



The Freeport and Hwy 20 area showed increased volume but declining sales prices for the past month. There were 10 vacant lot sales, up from 8 in February 2013. The average price was down from $47,125 to $36,613 this February.  There were 19 single family and condominium sales, up 46percent from 13 in February 2013. The average price of a home was $144,962, down 26percent from $197,094 in February 2013. Per square foot, the average price was $79, down 11percent from $89 last year. 



North Walton County, including DeFuniak Springs:



There were four vacant lot sales, up from three in February 2013. The average price was down from $50,867 to $9,450 this February.  Please note that two of the three sales in February 2013 were of larger parcels whereas three of the four sales this past February were small lots. There were 10 single family sales, down 38percent from 16 in February 2013. The average price of a home was $87,750, up 3percent from $85,187 in February 2013. Per square foot, the average price was $57, down 16percent from $49 last year.
