"I have been involved in this community since 1985," she said. "It's a special spot for me."

The families that Dearmon works with are part of what makes the area special, as she has worked with second and third generation clients.

When it comes to title work, experience is the name of the game, and there is plenty of it at Emerald Coast Title. The staff includes a Florida licensed real estate attorney, Florida licensed title agents, and experienced title examiners.

Since they live and work in the local community, the staff has extensive knowledge of local land records, which works to the advantage of clients.

It's not uncommon for issues such as boundary disputes between properties, conflicting claims or bankruptcy and unsatisfied lien issues to arise, and "it's critical" to rely on professionals to solve these complex puzzles.

"We're very proactive in solving problems before they become issues,"

Dearmon said. "When we see something, we get proactive about it and we say 'here's the way this can be fixed and here is what we are going to do.' "
