If experience and a commitment to quality service are traits you value in a real estate title company, look no further than the team at Emerald Coast Title Services.
"The quality of our work is very important to us," said Delys Dearmon, founder and president of Emerald Coast Title. "We look at each transaction individually. While some competitors are interested in closing as many transactions as possible, we are interested in doing the best work we can."
As a commitment to offer one-of-a-kind service, Emerald Coast Title recently expanded with the February opening of an office at Redfish Village in Blue Mountain Beach.
Established in 1983, Emerald Coast Title has been serving clients along the Emerald Coast for more than 25 years, whether it's with residential or commercial title insurance and closings, acreage transactions, escrow services, or 1031 exchanges.
Dearmon said she fell in love with the natural beauty of the Emerald Coast back in the 1960's, when her family first bought property in Destin.
"I got sand in my shoes, so to say," Dearmon said. "I absolutely fell in love with the beach area and I didn't want to go home after the summer was over."
As a resident of the Emerald Coast for more than 40 years, Dearmon has seen a lot of development sprout up from Destin to Panama City. She claimed her stake to paradise early on, purchasing one of the first lots in Seaside and building her home in Dune Allen Beach.
"I have been involved in this community since 1985," she said. "It's a special spot for me."
The families that Dearmon works with are part of what makes the area special, as she has worked with second and third generation clients.
When it comes to title work, experience is the name of the game, and there is plenty of it at Emerald Coast Title. The staff includes a Florida licensed real estate attorney, Florida licensed title agents, and experienced title examiners.
Since they live and work in the local community, the staff has extensive knowledge of local land records, which works to the advantage of clients.
It's not uncommon for issues such as boundary disputes between properties, conflicting claims or bankruptcy and unsatisfied lien issues to arise, and "it's critical" to rely on professionals to solve these complex puzzles.
"We're very proactive in solving problems before they become issues,"
Dearmon said. "When we see something, we get proactive about it and we say 'here's the way this can be fixed and here is what we are going to do.' "
Emerald Coast Title strives to put the customer first, which is why they are currently undergoing a full redesign of their website to better serve their clients. The new site, which is expected to launch in the next 10 days, will allow users to take advantage of special tools designed for real estate agents, buyers and sellers.
With an uptick in the real estate market taking shape along the Panhandle, Dearmon told The Sun the real estate outlook is promising.
"I say there is optimism," she said. "We have made this turn as far as the economy is concerned and people are more confident about the economic future. We've seen a big upswing on 30A in the last six months and are seeing a turnaround in the Destin harbor area."

As for the Emerald Coast Title difference, Dearmon said it's easy - quality customer service and a commitment to the client.
"Our hands-on experience and personalized services are what distinguish us,"
she said. "We're committed to the community and we take pride in that."
