Chandler’s Report for Walton County Real Estate — 2nd Quarter 2014

Again, sales were down in this area. There were 33 vacant lot sales, down 33 percent from 49 in the second quarter of 2013. The average price was up, from $74,928 to $122,442. There were 96 single family and condominium sales, slightly down from 97 last year. The average price of a home was $262,556, up 10 percent from $237,554 in the second quarter of 2013. Per square foot, the average price was $129, up 14% from $113 last year. 

Freeport to Niceville:

The Freeport and Hwy 20 areas showed steady volume and increasing sales prices for the past quarter. There were 26 vacant lot sales, up from 20 in the second quarter of 2013. The average price was down from $58,600 to $46,185 this year. There were 40 single family sales, down 15 percent from 47 in the second three months of 2013. The average price of a home was $202,834, up 7 percent from $189,579 last year. Per square foot, the average price was $98, up from $87 last year. 

North Walton County , including DeFuniak Springs:

There were 30 vacant lot sales, up from 21 in the second three months of 2013. The average price was also up, from $37,951 to $51,434 this quarter. There were 68 single family sales, virtually unchanged from 69 last year. The average price of a home was $101,444, down 6 percent from $107,622 in February 2013. Per square foot, the average price was $60, up from $59 last year.

After a record setting first quarter of 2014, we have had a slowdown. Interestingly, the number of sales is remarkably similar to the second quarter of 2012, albeit with much higher prices. The near perfect weather this spring and early summer has brought visitors here in droves, enjoying the many delights that Walton County has to offer. Will they be back this fall, ready to purchase?
