Chandler’s Report: Up, Up and Up, 1st quarter 2014

South of the Bay, North of Hwy 98 (excluding Sandestin):

Again, sales were up in this area. There were 38 vacant lot sales, unchanged from the first quarter of 2013. The average price was up, from $39,729 to $69,319. There were 123 single family and condominium sales, up 78 percent from 69 last year. The average price of a home was $244,494, slightly up from $242,502 in the first quarter of 2013. Per square foot, the average price was $125, up 12 percent from $112 last year. 

Freeport to Niceville:

The Freeport and Hwy 20 area showed increased volume, yet declining sales prices for the past quarter. There were 24 vacant lot sales, slightly down from 26 in the first quarter of 2013. The average price was down from $46,508 to $327,260 this year.  There were 79 single family sales, up 92 percent from 42 in the first three months of 2013. The average price of a home was $168,229, down 7 percent from $180,117 last year. Per square foot, the average price was $86, virtually unchanged from $87 last year. 

North Walton County , including DeFuniak Springs:

There were 33 vacant lot sales, up from 45 in the first three months of 2013. The average price was down from $52,367 to $43,385 this quarter.  There were 62 single family sales, up 24 percent from 50. The average price of a home was $88,566, up 3 percent from $86,262 in February 2013. Per square foot, the average price was $53, up 6 percent from $50 last year.
