'Scenic 30A’s Upcoming Restaurant & Loft-Style Live/Work Space'

"We are going to be searching for a seasoned tenant," Cagen said. "We want somebody who is going to use this space to the best of its ability, something that's going to add an amenity to 30A."

While nothing has been finalized, there are plenty of ideas and opportunities floating around.

One idea would involve the space above the restaurant, which could be built-out for an artist to take advantage of the roughly 5,500-square feet, transforming it into a premier living workspace with a studio enjoying views of the Gulf of Mexico; or perhaps the use could involve a fabulous cultural arts venue, accommodating special community events.

The Williams will oversee development of the site, but Cagen said the key would be to let the new tenant have some creative control over the space. "The multifaceted potential of this rare opportunity on Scenic 30A is going to offer the ability for a restaurateur to offer breakfast, lunch, and dinner concepts, as well as a sophisticated evening entertainment experience," Somers added.

Based on the level of interest thus far, it's only a matter of very limited time before the site becomes a sought-after destination on 30A.

"I think people are clamoring for a space like this," Cagen said, noting many desirable features, not the least of which is the surplus of parking available on site.

"In the two weeks since my clients acquired this property, I've personally shown it to seven accomplished restaurateurs operating along the Emerald Coast ," Somers said.
